Chimney Waterproofing in Greater Massachusetts
Brick and mortar absorb water like a sponge. A masonry water repellent stops that absorption while still letting vapour escape from inside — which is the difference between protecting a chimney and sealing moisture into it. We apply it after any needed repointing has cured, never before.
Water repellent
Rain beads off instead of soaking into the brick.
Stays breathable
Vapour escapes, so the masonry can dry out.
Freeze-thaw protection
Less absorbed water means less winter damage.
Invisible finish
No gloss, no colour change to the brick.
Repairs first
We point and patch before sealing, never over failures.
Reapplied on cycle
Typically good for 7 to 10 years.
Why it matters in Massachusetts
Freeze-thaw damage needs one ingredient: water inside the masonry. Cut the absorption and you cut the damage. But the wrong product — a film-forming sealer or paint — traps moisture behind it and accelerates spalling. The choice of product matters more than the application.

Chimney Sealant & Waterproofing — questions
Is waterproofing the same as painting or sealing the brick?
No, and the difference matters. Paint and film-forming sealers trap moisture inside the masonry and make spalling worse. We use a vapour-permeable repellent that lets the brick dry.
How long does it last?
Typically 7 to 10 years depending on exposure, then it should be reapplied.
Can you waterproof a chimney that needs repointing?
Not effectively. Sealer over failed joints just locks the problem in. We repoint first, let it cure, then seal.
Will it change how the brick looks?
No. A proper masonry repellent dries clear with no gloss or colour shift.
Does it fix an existing leak?
Sometimes, if the water is coming through absorbent masonry. If it is coming through the flashing, the crown or an open joint, waterproofing will not stop it — and the inspection tells us which it is.
